What the statewide numbers mean for your next move.
As we head into September, the August housing report gives North Carolina buyers and sellers a useful starting point. Prices held close to last year’s level, while fewer homes changed hands. For anyone considering a move, the next question is how those statewide conditions compare with the homes in their own search area.
At Guerra & Associates Realty, we use market reports to start a conversation about your plans. A statewide figure can provide context, but the most useful comparison is usually closer to home: similar properties, in a similar location, competing for the same buyers.
About this update: The statistics below cover August 2026 in North Carolina. At our September 9 source check, Canopy’s public Charlotte report page still listed July as its newest report. We have not verified August Charlotte or South Carolina figures for this article. North Carolina totals should not be read as Charlotte or South Carolina totals.

What stands out in August?
The NC REALTORS® August summary describes a slower pace of transactions and conditions near balance statewide. Our reading is that buyers and sellers should pay particular attention to the choices available within their price range. A broad market label cannot tell you how much competition a specific home will face.
A slower sales count does not establish that every seller is accepting less. Closed sales count completed transactions; median price describes the middle sale in the group. Those measures answer different questions. Neither measures the change in value of an individual property.

Compare a home with the properties its likely buyers would also consider. A condominium, a detached house and a luxury property may compete in very different groups, even when they share a ZIP code. Condition, size, location and the available alternatives all belong in that comparison.
For a buyer, we would use that comparison to discuss the strength of an offer and the terms that matter most. For a seller, we would use it to shape the asking price, presentation and expectations before the home goes live.
If you are buying this fall
Begin with the payment you can comfortably manage. Ask your lender to explain the estimated monthly cost and the cash needed to close. Leave room in your planning for the ongoing expenses of owning the particular home you choose.
Compare financing as carefully as you compare homes. Once you have a specific property in mind, review Loan Estimates from multiple lenders. The Consumer Financial Protection Bureau’s guide explains how to compare specific offers and select a loan.
Make the property comparison specific. Ask us which similar homes have recently sold, which remain available and how their condition compares. Then discuss an offer that reflects your priorities, including price, inspections and timing. Negotiating room depends on the property and the seller’s circumstances.
If you are selling this fall
Review the competition before choosing a price. We recommend looking at both recent comparable sales and the homes buyers can tour today. Start with an honest discussion of your property’s strengths, condition and likely competition.
Prepare with a purpose. Before committing to a renovation, talk with us about what prospective buyers will see and which improvements belong in your listing plan. Clear photography, accurate property details and a well presented home help buyers understand what you are offering.
Decide how you will review feedback. Ask what we will monitor after launch: inquiries, showings, buyer comments and competing listings. That creates a practical basis for discussing adjustments if the response differs from expectations.

If your search includes Charlotte, Gastonia, Fort Mill, Rock Hill or another nearby community, ask for a report specific to that area. This article’s statewide data cannot establish prices or negotiating conditions in those individual locations. We would also separate property types and price ranges before drawing conclusions.
